Our Party Wall Notice Service.
If you're planning work that affects a shared wall, floor, or a wall within six metres of your excavations (such as an extension), you must serve a party wall notice to any affected neighbors.
Sometimes, neighbors may agree to the work, but they may also request a Party Wall Survey and Award, this is pretty normal.
While you can serve a notice yourself, it's easy to make mistakes, leading to potential legal issues. To ensure the notice is valid and secure, it's best to have an expert handle it.

A Party Wall Notice is a formal notification that must be served to the adjoining property owner before carrying out certain types of construction work that may affect a shared wall, boundary, or structure. It is required under the Party Wall Act (1996) in the UK and outlines the proposed work, giving the neighbour the opportunity to agree or object. The notice helps ensure that both parties are aware of the work and provides a legal framework for resolving any disputes. If the neighbour agrees, the work can proceed; if they object, a Party Wall Surveyor may be appointed to resolve the issue and establish a Party Wall Award.

If an Adjoining Surveyor has been appointed (or we are acting as the Adjoining Surveyor), both surveyors will conduct a Schedule of Condition Survey and collaborate on the Party Wall Award to ensure all parties are in agreement and protected. Additionally, a third Party Wall Surveyor may be designated to act as an arbitrator in case of any disputes between the two surveyors.

If an issue arises during or after construction, we work to resolve it and outline the necessary remediation, collaborating with the other Party Wall Surveyor if applicable. For instance, if a loft conversion causes cracks in the party wall, and this is verified through a visit and the original Schedule of Condition Survey, an award will be issued to the Adjoining Owner to cover the time and materials required for repairs.
